Our clients made an offer to buy a property at Auchenflower and requested we conduct the building and pest inspection.
What caught the attention of our building inspector was the wall adjoining the laundry. Our building inspectors use some expensive pieces of kit when conducting an inspection. In this case, our inspector used the Tramex Moisture Encounter which detects the level of moisture in a wall whether it be timber or masonry.
The needle spun to the red area of the screen indicating very high levels of moisture. In fact, it hit the highest reading. There was a full blown leak in the laundry and this was seeping into the wall.
Continuous leaks in a wall can cause structural damage and attract termites as they love moist, soft timber.
Essentially the wall looked fine but using the Tramex Moisture Encounter enabled the inspector to ‘look behind the wall’ without having to cause any damage.
These readings were documented in the report for our client. Having certified proof there was moisture seeping into the wall from the laundry enabled our client to negotiate with the vendor.
