PRE-SALE BUILDING and PEST INSPECTION ANNERLEY 4103
We were asked to complete a Pre-sale Building & Pest Inspection for a client in Annerley.
Their plans were to place their house on the market. Before doing so, they wanted to make sure the property was ready to list.
Unfortunately, we found some foundation issues. There were major cracks in the foundation which caused a subsidence of at least 70mm at the front corner of the house.
This is not something that has just happened. It has taken some time to reach this state.
It’s not uncommon for long-standing homeowners to just not see issues even in plain sight. Sometimes homeowners may not realise the extent of the defect.
It was a wise decision to obtain a pre-sale building and pest inspection before listing. This sort of defect would certainly have the buyer negotiating the price down or worse still, walking away from the purchase altogether.
The homeowner has the opportunity to rectify the defect before listing. Once completed, they will know assuredly, their home is market ready.
