BUILDING AND PEST INSPECTION CLONTARF 4019
This weatherboard home at Clontarf was typical of the era of the homes built in the area. Weatherboard homes with a bit of age can present some issues if there’s been a lack of maintenance.
The building inspector immediately noticed the window frames were damaged. A simple finger press indicated how hollow the timber was. This was evidence of termite damage.
It probably started as moisture damage and as termites love moist timber this became a prime food source.
Whilst the building inspector was viewing the termite damage inside the house, the pest inspector was busy tracing where the termites had been active outside.
The pest inspector is au fait with timber fences being a food source for termites so he made tracks to the fence. There was termite damage throughout the fence.
The termites had tracked to the timber battens where they enjoyed a feast as indicated in the photos!
Having moved to the battens they were within easy reach of the house structure. Moist window timber frames were just metres away.
A building and pest inspection should never be viewed as a ‘cost’ but as a means to protect your investment. You’re committing yourself financially to this big-ticket item for many years to come so it makes sense to ensure you’ve done your due diligence.
