PRE-SALE INSPECTION EIGHT MILE PLAINS 4113

We were asked to do a pre-sale Building and Pest Inspection for a property at Eight Mile Plains. A property owner has plans to sell so to make sure the property was market ready they took the wise option to request a thorough Building & Pest Inspection by two experienced inspectors: one for the building and one for the pest - so nothing gets missed.

The owners approach was if any defects came light they would fix these before listing. Finding out your property has issues during the contract period can cause a buyer to walk away or negotiate the price down.

What our Building Inspector discovered was dry rot in the balustrade and decking. Immediately he saw the tell-tale sign of greyish mould on the decking boards and all was in plain sign with the balustrade. It was spongy and crumbling in areas and definitely not sound a structure.

Dry Rot can take time to develop but with the prolonged season of wet weather experienced over summer and autumn, this would have sped up the process. The main causes are moisture and insects, which leave wood susceptible to microorganisms that eat the cellulose that binds its various layers together
