BUILDING INSPECTION FAIL ST LUCIA 4067
What is becoming more common than what it should be, is the quality of building inspections in the marketplace being below par. Here’s a case in point.
Our client was looking to bid at auction on a property at St Lucia. Whilst there were pre-sale building inspection reports on hand from other building inspectors, our client knew us and trusted the quality of our building inspections so he requested a building inspection from us.
Just to give some background, when we spoke with the agent to organise a time for the inspection he wasn’t happy. In some colourful language, he thought our client was going over the top as there were already building inspection reports on hand. This is a potential buyer for the property he was referring to I might add.
Turns out, it was providential our client paid for his building inspection. Our building inspector found two major problems neither of which were mentioned in the other reports.
1. Major leak under the shower that was still very wet and leaking.
2. Our inspector found evidence of water damage in the ceiling. The other report stated the inspector couldn't get into the ceiling as it was too small. Our inspector could almost stand up in the roof space ( and no he’s not a midget!)
The takeaway from this story, is that we do thorough building inspections; no corners are cut.
