TERMITES DISCOVERED DURING BUILDING PEST INSPECTION
On the real estate journey of buying a property you may actually walk through the home multiple times before you make an offer and sign a contract.
Everything about it looks great, but wisely you elect to have a clause in the contract, ‘Subject to Building and Pest Inspection’.
When a client contacts us to book a pre-purchase building and pest inspection we send TWO inspectors. One dedicated to the building aspect and one for the pest inspection. Both are licensed and highly experienced.
This home in particular looked fine but when our inspectors got into the roof cavity there was evidence of termite damage.
The termites had created big mud trails which they use to travel through, keep cool and protect themselves from predators.
They had caused structural damage to internal walls as well.
This was not evident during the walkthrough when the client saw the property.
This is just one example of the benefit of a pre-purchase building and pest inspection.
With two detailed reports in hand, our client had several options.
Cancel the contract
Renegotiate the purchase price
Request the seller remedy the damage before settlement
