REDBANK PLAINS 4301 PRE-PURCHASE BUILDING INSPECTION
Our client made an offer to buy a property at Redbank Plains. They engaged us to conduct the building and pest inspection.
The property looked fine. Fortunately, we have some hi-tech kit that detect issues behind walls that would otherwise be known. This detection is done without inflicting any damage to the property.
Our building inspector used two types of devices to get an overall picture of what was happening behind the wall between the bathroom and bedroom one.
The first one was the Tramex Moisture Encounter. The needle was redlining it for excessive moisture in the timber. The timber was being constantly being soaked in water to give this reading.
The Thermal Imaging camera detected the extent of the moisture. Where the screen was showing green indicated that the wall was moisture and it was seeping underneath the carpet.
This moisture issue has to be fixed. Any moisture in timber can lead to diminished structural integrity and the attraction of termites.
With the report in hand, our client had solid evidence to present to the vendor to discuss options to have the issue remedied.
