WEEP HOLES AND GARDENS
Weep holes are those spaces between bricks that allow ventilation. They should be 75mm above the foundation.
Whilst a home might be brick construction, it will have a timber frame. Without proper ventilation, this can create a build up of moisture and affect the timber frame.
Timber that can never properly dry out will develop dry rot, mildew, mould.
Obstructing the weep holes can therefore be a serious issue.
A worst case scenario is what is called a ‘leaky building building syndrome’. The build up of moisture between the timber frame and brickwork can cause the structure to rot away from the inside out.
Bricks need to ‘breathe’ and if they remain moisture laden they will decay and crumble over time.
Weep holes in brick construction are one of the aspects we pay close attention to.
All too often we see gardens built up close to the weep holes and in some cases covering them.
Gardens build up close to weep holes can provide easy access for termites to access the structure. That’s the last thing you want.
