Why is it Important to have a Pre-purchase Building and Pest Inspection?
Buying a home is such a big financial investment and emotional commitment. You want to be sure you’re making the right decision.
It’s at this point where you need independent, experienced, and licensed professionals who will provide a thorough report on the status of your soon-to-be home.
That proved to be providential for a client who was keen to buy a property at Algester. At Twinspectors, we send two inspectors to every pre-purchase building and pest inspection. One for the building aspect and one for the pest aspect.
Combined, they are unearthed termite damage. There were no obvious signs of termite damage to internal walls, skirtings, architraves, door frames, or window frames. Yet, there was termite damage and ‘mudding' to internal wall frames.
To explain the term, ‘mudding’. To protect themselves from predators and keep cool, termites build mud tunnels to travel through safely to and from their food source - timber. The longer their habitation, the bigger the network of mud trails.
How did the inspectors discover the mud trails? By thumping the internal walls and hearing the mud trails dislodge.
When checking the roof void and lifting the insulation, there was evidence of termite damage.
This is just one example of why it’s important to have a pre-purchase building and pest inspection.
