COMMON EXTERNAL PROBLEMS A BUILDING INSPECTOR ENCOUNTERS
With the extensive experience our building inspector has gained, there are common external problems he has encountered.
What may seem like minor issues can actually be a sign of more significant problems.
In a weatherboard house for example, our inspector is looking for signs of rot, warping, and termite infestation or damage.
With regards to a brick and timber home, once again rot in timber is something on the inspector’s radar plus subsidence cracks in bricks.
Speaking of cracks, that is something the inspector is specifically looking for in a slab. This could be an indicator of structural issues.
Rock solid, structurally sound stumps are the key to the integrity of the home upon which they rest. Our inspector will cast a keen eye over every stump to be certain they’re not damaged or compromised in any way such as by termites.
If a house has been rendered, cracks could be superficial or any indicator of underlying structural issues. If there are signs of discolouration this could be indicative of water damage.
Retaining walls are one aspect of a property that can be the source of multiple issues and be very expensive to repair.
What you might think may be a $10K -$20K repair could be anywhere from $40K - $100K. That’s one heck of bill shock!
That’s why a building inspection is so important.
