We purchased a house that was in dire need of a new roof and had substantial dry rot to the fascia, sheathing, and other structural elements. After receiving quotes from 6 roofing contractors, Titan came in competitively -- in price, product, detailed invoice and professionalism. Their price was in the lower-to-middle end of the range, and while they were not the lowest, their attention to detail, knowledge and choice of materials made up for the difference. Eddie performed the inspection and he was a pleasure to work with, willing to answer all of my many questions and thoroughly explain his recommended fixes. He spent more time inspecting than any other contractor which went a long way in instilling confidence that his quote would be accurate and thorough, and it was! In addition to Malarkey shingles, ice and water underlayment, valley flashings, drip flashings, chimney cricket, ridge vents and new vent caps, the quote included a lump sum for visible dry rot and a matrix of pricing for additional unforeseeable dry rot. I came to learn that Malarkey materials are highly rated and I was happy to find that’s what Titan used. We added a skylight replacement and Titan added this to the quote at no charge (I provided materials)! My wife and I visited their warehouse to take a look at the color choices to feel extra confident in our choices.
The roof replacement and dry rot repair was completed in 3.5 days, aligning with their estimated 3-4 days. The tear-down took 1 day, the city inspected on day 2, and everything was done by lunch on the 4th day. At the end of each day, my yard was cleaned of debris. Scottie ran the show and he too was amenable and knowledgeable. He was proactive in asking for my preference in aesthetic changes, was kind enough to remove the old wiring for tv lines, and primered extra pieces of wood that had been installed by the previous owners. In short, he went above and beyond. After the work was done, on the 5th day I did a final walkthrough with Clay and Matt. I pointed out a few minor fixes which were addressed, no questions asked, by the end of the day.
If I were to make one recommendation, it would be to improve communication between the inspection/quote and the install, as there were a few details that got lost in translation – particularly regarding the extent and location of dry rot. This wasn’t itemized with measurements in the quote, but understandably so as the dry rot was extensive. Fortunately, I was there on day 1 to discuss this with Scottie and Eddie, and ultimately Titan did exactly as promised without an argument or price increase. I was nervous about added costs for hidden dry rot, but Titan stuck to the original price. They were both excellent to work with throughout the whole process.
I measure value by list price, product quality, professionalism, communication, and final appearance. On all marks, Titan scored high! I will absolutely recommend Titan to anyone in need of roof work. Thanks Eddie, Clay, Scottie and Matt!
