A little further investigation by prising back the bath panel and inspecting under the bath showed that water from the shower was leaking between the poorly fitted bath (which moved when you leaned on it) and the mermaid board which was flexible. The poorly installed seal was the rubber tape type rather than a decent mastic seal.
This was good news for the purchaser, who was thinking of pulling out of the house sale altogether as they had planned to renew the bathroom anyway.
