A Common Shower Seal Defect That Can Lead to Major Hidden Damage
Our Timberwise Peterborough team recently inspected a 1990’s bungalow where a simple but important defect had been overlooked: the mastic seal around the shower tray had failed. It’s something many homeowners brush off as minor or cosmetic. In reality, once the seal breaks down, water can easily escape behind the tray and into the surrounding structure.
The images show visible gaps in the mastic and the moisture readings taken from the adjacent skirting boards. This type of issue is far more than a surface problem. If a shower is used daily, even a small amount of water tracking into plasterboard, timber or flooring can escalate quickly. In previous cases, we’ve even seen dry rot triggered by ongoing leakage from a failed shower seal.
