*NOTE:The Owners comments is a good example for how poor effort and communication is with their management. Nobody has came, called or said anything. Everything looks exactly the same since pictures post owners comment* Apartment looks nice, but you’ll be paying $2,000 a month if not more for a $800/month projects. The place is falling apart. The walls are separating from the ceiling, all the floors in every room sag to the middle. The finish work/light and sink fixtures inside our apartment are very Cheap, rushed, and was done very lazy, the flooring isn’t even done right. The neighbors keep the hallways and stairwells absolutely filthy with trash and dog hair. There isn’t anywhere to park after 6pm due to people that don’t live here and multiple neighbors parking out front despite having their own garages that they never use. You will never get to have your own garage because they’re apparently claimed by a “third party company” even know they’re vacant, They say there’s a waiting list that we asked to be on last year and today they tried telling me that we weren’t on it despite checking in on it regularly. If you decide to try to talk to this new management they just smile and fill you full of whatever bull that will get you to leave them alone until you come back they just have more excuses. We have to park next to the dumpster on the other side of the complex almost every night. Imagine spending a whole TWO THOUSAND DOLLARS a month on rent that you will never get back and not wanting to go anywhere simply because you know that someone that has a garage or doesn’t even live here will take the only place to park within half a mile.

First I will say this is a very quiet complex which I love. All my neighbors are great and we all get along pretty well. Biggest issue is limited parking if you don’t have a garage. If you work a late shift high chances are you will not have a parking space forcing you to park in the handicap area or walk a few blocks to your apartment. This is simply unsafe for women and children late at night. Previous reviews will show this has been an issue for quite some time and I didn’t believe the reviews before moving here. You will still get a $200 ticket from CPD. I have received a few since living here. And today I’ve reached my breaking point and decided to speak up about this property. I pay nearly $1800 a month and everyday I pray to have a park when we get home. If you are not home by 9pm chances are you will not have a park. Office says it is first come first serve however due to parking issues decals was issued by previous management stating anyone who didn’t have a parking pass will be towed. We have changed management twice since then and apparently this no longer applies. There is no playground here so prepare to get a notice about children playing. Notice talks about balls hitting cars which is understandable but it also stated yelling and screaming. They are elementary children outside having fun so that’s what they do. Why do they not have a playground to avoid disturbing whomever is complaining. Rent is constantly rising but there is no upgrades to the inside units or to the exterior of the building. The outside doors leading to the apartments are cheaply made. Staples are sticking out so if you are not careful you will stab your hands on the way out. The stairway is filthy like it needs to be power washed. The trash compact outside is always broken and overfilled. The front gate is always broken and wide open at times. As far as the door with staples go, maintenance is all throughout the complex all day long and no one notices or takes the initiative to fix it or look to see if they need replacing after all these years? Residents should not have to bring the upkeep of the outside property to anyone. They spend a lot of money on getting grass cut every couple days to make the apartments look good but that’s about it. You will pay for peace (no loud neighbors, great schools, good area of Collierville etc) but is the price you pay a month worth the other stuff? Update 3/8/25 ——— some company came to power wash the vestibules, they still look bad and stained horribly. The company only cleared the spider webs and visible mud spots. I can for sure say the did not even clean the 3rd level floors. Second, I have placed 3 work orders regarding a blinking pole light outside of my bedroom window over the course of 5 months. Management said 5 months ago MLGW would fix this. Well placed another order for the light last week and management canceled my request. Lastly, the comment I made regarding the French doors stabbing residents on the way out… still not fixed either. Due to lack of communication regarding these issues. I have updated my post. Lived here for roughly 4+ years in three different units so I'll give you the good and the bad. The good - the place is very safe and quite, close to major highways, & nice walking paths close to several restaurants/coffee. For the most part the front office staff is very nice. The bad - the place is a dump or a pig with lipstick, thin walls/floors, roaches, filthy hallways with stained floors, the finishes are the lowest of the low and lower. Whoever paints these units needs a pair of glasses. Why did we stay so long? I ask myself that question everyday…

While looking for an apartment in collierville, I found the signature was the nicest especially for price. Also, the staff is extremely helpful and got me through the process of applying very quickly, answering any questions that I had. Particularly Nikki & Jasmine- they were specific and knowledgeable. Couldn’t have had better help.

Honestly, these apartments are extremely basic for the price—definitely not worth it. You're essentially paying for the location in Collierville, and that's about it. While the interiors look beautiful at first glance, once you move in, it becomes clear how cheaply everything is built. I've only been here three months and my cabinets are already falling apart. The kitchen still has outdated faucets from the 90s—what kind of luxury apartment doesn't have a pull-down faucet in 2025? My unit’s kitchen island doesn't even have power outlets, even though the model unit’s island does. That was a huge letdown. Another major issue: these apartments do not come with a washer and dryer. For over $2,000 a month, you'd expect that to be included, but instead, residents have to provide their own. Parking is also a headache. If you don’t have a garage, good luck finding a convenient spot. Hosting friends or family is a challenge due to the limited parking throughout the complex. Finally, there’s no valet trash service. For a third-floor unit in a so-called “luxury” complex, that’s just unacceptable in 2025. I genuinely feel bad for residents living on the top floor, especially toward the back of the property. Overall, I’m giving this place one star. The Signature may look nice on the surface, but that’s where the luxury ends.

My wife and I were absolutely amazed and impressed when we met Erin during our search for a new apartment. Poor customer service. I was 15 minutes early to appointment and instead of being permitted to sit in lobby. I was asked to sit in my car and its summer. Nope and Nope. Drove home and Will NEVER lease from them. If property manager is like that in the beginning cant imagine having a problem with my unit. No thank you !

I would like to acknowledge Brittani of The Signature at Schilling Farms Apartments in Collierville, TN. My husband and I traveled from California to visit our son’s family. They recently moved here and we have been excited to visit an area we haven’t seen before. We booked what we thought was a condo through an agency for a week. Without over stating the situation, we ended up being ghosted by the owner. We went to the address listed, which was The Signature. We explained our dilemma to Brittani and she did everything she could to contact the owner of the apartment. After speaking to him, she informed us that these are apartments for rent and they are not to be used as a short term rental. She was so kind and took the time to help us find a place to rent while we were here. Brittani also called us twice to check in and make sure we were taken care of. I cannot explain how much we appreciate her kindness towards us (80 yrs and 71 yrs). I feel this type of kindness should be acknowledged. Thank you so much Brittani. Vito and Kerry

We have lived here for a year. The last month or so management has gone down. This is a picture of our trash compact. It looks like this at least twice a week. Also I’ve put in work orders that don’t get fixed or replaced. The pool furniture is worn and only 2 umbrellas and one is broken. The restrooms in work out/pool area rarely have paper towels, toilet paper and there’s no soap in there. The workout room is gross. The floor looks like it’s never vacuumed and equipment never wiped down. I would not recommend anyone to move in here. We pay way too much in rent for what the facilities look like.

Do NOT waste your money on this pathetic excuse for a luxury apartment. There is absolutely nothing luxurious about living here. First, parking is a complete nightmare if you do not have a garage. Prepare to parks 4-5 blocks away from your vehicle every night. Also, all of the building materials, fixtures, cabinetry, walls, and flooring are ridiculously cheaply made and put together. It’s literally made of low budget, run of the mill materials. The cabinet doors, as well as the drawers fell off constantly. They were apparently just glued on beforehand. The office manager, Michelle, is rude and dishonest. Upon move out, I sent notice that I wouldn’t be signing the new lease that she was trying to force upon me because I had found a better home for my family. She ended up charging me for a month past my lease end date even though I was no longer living there and she had even moved someone else in. Also, she lied claiming that the floor and carpet needed replaced. Neither of them did. I took photos of both upon move out and both look just as they did the day we moved in. She charged over $600 dollars for the floor and over $300 for carpet. Neither were replaced. She also charged me over $250 for a mirror that she claims was broken. Her maintenance man broke the mirror! He also broke the kitchen cabinet door off and took it. I don’t appreciate being charged for broken fixtures in which their own company broke. Michelle also told this same maintenance man that he could have and take home the property of another one of their tenants. That tenant was never able to recover what was stolen from him by this company. Watch out! This company is ran by a bunch of crooks! They sent me a final bill charging right at nearly $3000 even after keeping my security deposit of $2000. Rent was always paid on time. They just decided to take on a bunch of false, fake, illegal charges. Karma will come around Michelle. Your lies will catch up to you.
