The Sails

The Sails is by far the most well ran apartment community I have ever lived in! Sheddrick made the process extremely easy, was very professional in the way he conducted himself and his team, he immediately made us feel at home. The maintenance man is always super friendly, and is always quick whenever we submit a work order and the property always looks clean. Overall 10/10

I submitted an application for housing at this property and met the published rental qualifications, including income exceeding the required multiple of the monthly rent, stable employment, acceptable rental history, and a current housing payment at an equivalent rental amount. I have no history of late rental payments. The application was denied based on credit score criteria. My credit score was 37 points below the stated threshold, which appears to be a non-negotiable cutoff irrespective of other qualifying factors. While the denial itself is understood, the process was disappointing. The decision was communicated solely through an automated screening system, with no direct follow-up or personal communication from the leasing office. Given the significance of housing decisions, a brief explanation or opportunity for clarification would have reflected a more transparent and applicant-centered process. Application fees are non-refundable, and prospective applicants should be aware that rigid automated screening systems may not allow for individualized consideration or contextual review. Many applicants do not have discretionary funds to expend on application processes where outcomes are determined exclusively by fixed metrics. For clarity and consumer transparency, I would not recommend submitting the $47 application fee unless one’s credit score is 680 or higher, as other qualifying factors did not appear to be weighed. Greater upfront disclosure regarding strict screening requirements and clearer communication practices would improve the overall applicant experience.
