Don’t get stuck on outdated seller advice!
These common pieces of “advice” get thrown around all the time–but they don’t apply to our market at all. Let’s go through them:
- Higher listing prices are better: If you list too high in this market, your listing will go stale and act as a red flag to buyers.
- Leave room for negotiation: Pricing at the market value is the best option in our market to make the best deal.
- DIY staging is good enough: Professional staging and photos are a sure-fire way to drum up buyer interest and even get competing bids. It’s so worth it!
- Open Houses are a must: Since the pandemic, many homes have been sold without an open house. With a great listing and strong staging/photos, you can attract the right buyers and just do private showings.
- Skip the inspection: Inspections are critical to making sure that the property is in good condition and able to be passed from seller to buyer. Never skip the inspection as it can bring up big issues that could cause the deal to fall through later.
