Our market is in transition. We are seeing homes stay on the market a bit longer in some cases. The number of buyers has been reduced by the rising interest rates so this is actually helping some of the buyers who remain in the market by allowing them less competition and a bit more inventory to choose from. However, the really great ones, the "unicorn" homes, are still going pretty fast and for top dollar. Prices remain high but we are seeing occasional price reductions. Often those reductions are due to the fact that the home was overpriced from the beginning. For sellers, still a good time to list. For buyers, still a good time to buy because we believe prices will only continue to rise, just at a slower pace than in the past 24 months. Interest rates are lower now than they will probably be within the next couple of years.
