February data from Georgia MLS reflects that seasonal shift. Across the North Georgia region, 4,632 homes sold with a median sales price of $389,000, a nearly 5% increase from the previous month. Active listings climbed to 23,390 homes, up 6.8% year over year, continuing the slow but meaningful rebuilding of inventory that has been underway across the market.
In the 12-county core region, which represents the heart of Metro Atlanta’s housing activity, 3,693 homes sold at a median price of $400,000. Active listings rose to 18,745 homes, and months of supply continues to trend upward, signaling a market that is gradually moving toward healthier balance.
What’s changing isn’t demand; it’s how buyers and sellers are approaching the process. Buyers are taking more time to evaluate options and compare value, while sellers are finding that thoughtful pricing and preparation play a larger role in attracting strong offers.
