Selling a vacant home; what you need to consider. Clean and free of debris. Make any repairs on your dime instead of the buyer's dollar. Make full disclosure of defects, even if repaired. Buyers have a right to know and finding out from their home inspector can make them wonder if you are hiding something worse. This can cause a buyer to terminate the contract during due diligence. Make sure that all lights have working bulbs and if a fixture is not working, replace it. Make sure all ceiling fan blades are clean. Neutral paint throughout is best. Two colors that work well with all decor are Benjamin Moore Revere Pewter and Sherwin Williams Drift of Mist. Notify your insurance carrier that the home is vacant. Your insurance coverage is probably based on owner occupancy. I had a vacant home listed and the owner told me that the front door did not lock well. It blew open. Luckily I found it before anything was damaged. An animal could have wondered in. Little things can become BIG really quick. Hire a landscaper to maintain the exterior of the property on a regular basis, cutting the grass, edging, trimming and blowing debris. Again, at this same listing the seller left the state without hiring someone to maintain the exterior. In a heavy wind small limbs can be blown onto the sidewalk and driveway causing a hazard for agents and their buyers. Leave the agent with an extra key - one for lockbox and an extra.
