Cherokee county home sales update...9/03/2020: the market is showing signs of slowing down somewhat. The frenzy that was happening for a few weeks, under $500,000, is showing signs of a slow down. Election year - we always, ALWAYS, have a slow down and it is completely unpredictable when it will occur. I will have to say that I recall in 2016 it happened in August. This year it is looking like September. What does this mean for buyers? Opportunity. Buyers have really taken it on the chin this year so far in our market. Low inventory has caused a difficult situation for most buyers. Properties have been going under contract very quickly and for full price or higher, much higher in some cases. Buyers who need seller paid closing costs have really been affected because sellers were faced with so many opportunities to sell without contributing to buyer's closing costs. That is getting a bit better, albeit not totally changed at this point. For sellers, it's still a great time to be in the market. Sellers are enjoying higher sales prices that many could have imagined. In Cherokee county, Georgia specifically, we are seeing higher inventory levels over $400,000 making it somewhat easier for that buyer market. I cannot imagine a better time to list and sell.
