David and his team did an excellent level 3 survey and report for me. His expertise in older buildings and heritage conservation/renovation shone through, and his pragmatic advice was a valuable overlay to the highly detailed assessment provided.

Sadly we had one purchase of a grade ii listed property fall through before survey and Smith Heritage Surveyors were amazing in rearranging dates and location for the new property we then proceeded with, even though the new property was further afield than they normally do. After the survey we has a helpful phone call overview before provision of the full report and great email contact post survey, including advise on best service providers for any future required works. Very thorough report that covered every detail of the house and time frames for different works required.

Over the years I have bought and sold many houses. The survey Smith Heritage Surveyors provided was outstanding, it was by far the most detailed and informative I have ever had. I am buying a grade II listed building and I feel very confident in knowing who to contact and how to preserve the building going forward. I actually enjoyed reading it (which is a first!) and will no doubt refer to it going forward. I highly recommend this firm I am so impressed.

We had a Grade II* listed house inspected by Nick at Smith Heritage. He was incredibly thorough and knowledgeable—absolutely wonderful. After a comprehensive on-site visit, during which we spent over an hour with Nick, he produced a report, alongside proprietor David Smith, that was about 150 pages long. The survey left no stone unturned, and sadly, having identified hundreds of thousands of pounds worth of issues, we had to withdraw from the sale as it would have been too much to take on. With Smith Heritage’s assistance, the owners were willing to significantly reduce the price. However, with such a comprehensive understanding of the works and responsibilities involved, we decided to look for a slightly less complex project. Nick and David were very generous with their time, answering all my repeated questions, as the decision to withdraw our offer was not made lightly. I spent some time searching for a knowledgeable surveyor who understood traditional craftsmanship and SPAB-recommended works, and I cannot fault the work of Smith Heritage. I would definitely recommend them to anyone seeking a period home, and I will employ their services again once we find the right project.

Very professional and thorough surveyors. Uncovered issues with the building that were more immediate than previously realised and this therefore saved me much expense that I would have not been expecting at a later date. Recommended!

We used Smith Heritage for a RICS level 3 building survey on a grade 1 listed property in Bath, and I’m really glad we did. David was extremely thorough and clearly knows historic buildings inside out. What stood out most was how carefully he looked beyond the obvious. He picked up damp in areas that were difficult to access and not easy to view, and also identified a drainage issue that could have caused bigger problems later on. It wasn’t just a tick-box survey, which we’ve had in the past, it felt like he genuinely took the time to understand the building and how it’s performing. The report was detailed but easy to follow, and the findings helped us negotiate a reduction on the purchase price, which more than justified the cost of the survey. David also talked everything through with us afterwards, which made the whole process much less stressful. I’d definitely recommend Smith Heritage, especially if you’re buying a period or listed property and want someone who really understands what they’re looking at.

Fantastic service - surveyor Nick was extremely knowledgeable about our future Victorian house. He took all the time we needed and went through and demonstrated every part of the building on the day of the survey. Written report recieved is extremely well organised and comprehensive. Quotes and bookings team incredibly quick, whilst knowledgeable and responsive too. 5-stars all round!
