Buyers Who DON’T Hire a Buyer’s Agent:
❌ May NOT see ALL properties on the market. Zillow and Realtor.com do NOT have the most up to date listings. Plus a Buyer’s Agent may know of off market listings!
❌ May find yourself in a high “Metro Tax” district or a neighborhood that has undesirable things that you weren’t aware of like oil & gas activity, landfills, power lines, etc.
❌ May NOT get a discount off the list price because you don’t have an agent. That listing agent may still be pocketing the “full” commission.
❌ May NOT know what other terms of a Contract to Buy should be negotiated. (Hint: It’s not always about price!)
❌ May NOT understand the legal implications of certain documents and may open yourself up to legal exposure.
❌ May NOT know how to negotiate inspection items, address appraisal issues, loan commitment problems, HOA concerns, etc. AND may risk losing earnest money as a result.
❌ May NOT get to the closing table. At all.
