June market stats are in. Here are median home prices for the following towns. Note all the RED (negative) numbers! And check out all the GREEN numbers for active listings (inventory of homes). What does this mean??
More inventory typically favors Buyers -- more homes to choose from. Less demand for Sellers. But...that's not always bad news for Sellers. Remember, real estate is LOCAL. There are still some areas and price points where homes are selling super quickly, and sometimes OVER list!
📈 Broomfield -- $663,500 (+2.1%)
📉 Longmont -- $620,000 (-0.1%)
📉 Erie -- $727,500 (-1.7%)
📉 Lafayette -- $800,000 (-2.1%)
📉 Louisville & Superior -- $959,000 (-4.1%)
📉 Lyons -- $1,050,000 (-12.4%)
📉 Boulder -- $1,170,000 (-12.4%)
Remember, these numbers are specific to entire towns and may include several zip codes. If your town isn't listed here, I'm happy to send you a full report. And for YOUR house and neighborhood, I'd be happy to run a full CMA (comparative market analysis) to show you what homes have sold for recently, how long it took to sell, what hasn't sold, current active inventory, etc.
If you have questions or are thinking of buying, selling, or just curious about real estate in general, I'm here to help!
