Real Property Management of Sarasota Manatee

John was very accommodating and presented many options for moving forward with a rental. His options offered more than I've seen anyone else offer. I always felt like I was in good hands with him and his company. He was responsive, courteous, fair and offered good advice based on his many years of experience.

The response does not reflect the whole truth. My point is that all the fees were NOT disclosed up front. When I asked at the showing "what is my total cost to move in" I was told $1475 + $85 for the background check. (Note, the rent was listed as $1099 and I did not realize that the $1475 did not include first month's rent. I did not ask for clarification - that's on me and that is NOT my issue.) Next, another person sent me a link to all the fees which was listed on Zillow. This did include pet fees, an HOA application fee of $100, in addition to the above listed fees. It never included the extra monthly fees nor another fee of $75. When I got the lease it lists additional monthly fees of $12 for air filters and $5.00 to use the on-line app/portal, making my "aggregate rent" total $1116, not the advertised $1099. The lease does breaks down the $1475 ($1100 for security deposit and $375 administrative fee) and notes that one months "aggregate rent" is due when I receive the keys. I wasn't expecting the one months rent due at this time, again, this is my fault. (My question is, why wasn't this disclosed/explained at the showing?) I then received another email asking for the $1475 along with an additional $75 fee - (I still have no idea what this was for). The HOA application fee ended being $125, not $100. (I know that they don't control this fee; but some due diligence on their part would have been helpful) Lastly, when I went into the app/portal to sign up for automatic payments, there is another monthly $2.95 "echeck fee". This makes my "aggregate rent" now $1119.95. As you can see, not all these fees were communicated UPFRONT , and my statement of "every time I turned around, there was another fee that I was unaware of" rings true. specifically asked what it would cost to move in I was quoted a cost and then ended up paying twice that amt. Everytime I turned around there was another fee/charge. payments were not easy as I had to get money orders or bank checks. they were not 100% familiar with the property. told me that I needed to put water and internet/cable in my name before moving in, only to find out that they were included. this was the most stressful experience I have had trying to move into a place!

Cocky, That’s really the only word I have for this. I can appreciate that someone’s been in the business for a long time and are very good at what they do but when you’re a new customer calling around to get information about companies managing your property, I don’t know that the first sentence out of my mouth would be as that is really unpleasant feeling, which in my case it was. I don’t know, maybe my expectations were different when I just wanted someone to come by, Take a look at my property, Tell me what they think I could do and how they would management it and sell me on their company instead I get,, “when you’re done trying to have a race to the bottom give me a call” when literally all I said was I am looking for a property management company and I’m calling a few companies to interview. In my opinion, if you’re that good, your company will speak for itself and you don’t have to handle business like that to a new customer, but apparently you don’t need that either.

John and his team were very effective in managing three single-family homes in Bradenton, FL for several years. They handled repairs, inspections, rent collection and reporting with experience and professionalism. I also appreciate John's forthrightness and background as a legal professional. Highly recommend!

Our first impression wasn't that great, but it was not anything that Real Property Management did. It was the fault of the showing hero application and as soon as that was fixed, thank you to our agent Cherie who was dedicated to the start... We were able to view the apartment and apply for it in a more than timely manner. She was completely amazing and did everything she could to make sure we had all that we needed to comply with the application process. Whether that meant multiple emails or phone calls she came through and she is a wonderful agent. I would recommend her with absolute confidence. We ended up getting the apartment! Yay!
