Noticed they had my review from two weeks ago taken down, so here it is again: Look elsewhere. Save your time, money, and sanity. In July, we were rented an unfinished, not ready for move-in unit. When we saw the unit and were rushed into signing the lease, we were guaranteed it would be ready by July 1. When we entered the unit, not only was nothing done, but the basement now had huge puddles of water in it. It is now 7 months later and we still have code-violations such as an unsealed door to outside, which freely lets in cold air and insects. Even dirt when contractors are blowing leaves toward the unit. Noel, the property manager, is very rude and just today called me "a big mouth" for asking code enforcement about our issues. They seem to have no interest in integrity and are very unprofessional once you are locked into a contract. Whatever they reply here to make it sound not so bad, please take my warning with the others. Do not move here.

DO NOT MOVE IN -- STAY AWAY -- READ THIS FIRST I am posting this anonymously to avoid retaliation from management. I have been a resident here for 10+ years. I loved the community when it was Northwood Estates, but I cannot wait to move out now. Since the new management (Skylark Holdings) took over, this place has fallen apart. They are trying to "sell a pig with lipstick"—making cosmetic changes while ignoring severe health and safety issues. The Reality of Living Here: - Safety Hazards: They do not clear snow or salt the grounds (major slip/skid hazard). - Unreachable: No one answers the office phone. Ever. - Utilities: They cut the water randomly without any notice to residents. I understand that they might need to fix something but they should then send out advance notices. - Predatory Towing: They will tow your car even if it is properly registered. - Hostility: The office staff is incredibly rude and dismissive. Noel, Jose and many more. - Neglect: Maintenance requests are ignored; you have to beg to get things fixed. - Property Removal: They remove and throw away items from your private porch without notice. - Pests: There is a serious roach and mice problem that is being ignored. - Aggressive Displacement Tactics: This is the worst part. They are actively trying to force out long-term residents (who have lower rates) to get us into expensive "renovated" units. They even spam us with sketchy, unsolicited letters claiming they can "help with a down payment" on a house just to trick us into vacating. Do not let the "renovations" or "luxury rentals" fool you. This management will rip you off and gaslight you when you complain. Look elsewhere in the area.

Edit after Presidential Estates reply on December 8th: Don't let their reply fool you. They are trying to make themselves sound like they have done everything they can to resolve this. They are truly the most dishonest people I have ever dealt with. Its totally untrue, laughable, and misleading. I keep my apartment VERY clean at all times, I have a 1 year old baby crawling around in here so there is absolutely no reason I should have this problem. The ROACHES were already here when I moved in, and I have now been here for a year complaining about it with no progress made on managements part. Their comment about "needing access" is complete garbage. - I have let management into my apartment every time without issue, and will continue to do so because I obviously want this problem resolved. Duh - They have NOT had a "Licensed Exterminator" treating my apartment twice a week for several months. They have had their own staff (Oscar the Super, who's a really nice guy just taking orders) who are not "Licensed Exterminators" spraying bug killer in my apartment for several months which has had no affect and causes a mess which in itself is disgusting. - The Regional Manager Yoni straight up told me 2 weeks ago, "Management has not been on top of it like they should have been". They are just now, AFTER A YEAR, getting into the surrounding apartments to treat them. Something I have been telling them to do for a year now, and they are just now starting WHY? And its not just the surrounding apartments, there has been an infestation here for so long there is no doubt they have taken over the entire building. Keep in mind ROACHES are just one of the problems we have had living here for just a year. We have also had: - A racoon or possum dig a hole into the ceiling of my baby's room (I have videos of this) - Mice running around in my ceiling and pooping. WE HAD ANIMAL POOP FALL FROM THE CEILING (I have videos of this) - Rat/ mouse poop on the front steps that management cleaned ONCE - Broken central air during the hottest time of the year when we had triple digit weather - Dryer broke like a month into moving here. Took them over a month to get someone here to fix it. - When I first moved in there were only 2 windows with screens installed. It took 3 MONTHS for them to get someone here to install the rest.

I would never recommend this place to anyone. Management will tell lies over and over about repairs and property upkeep. They are hard to reach over the phone and in person. Today I call about repairs that I asked over a month ago to be completed before my move out date and The office has been closed without warning and when I called multiplied times the phone was answered by an extremely rude man, when I asked who I was speaking to I was met with "it does not matter who I am" refused to identify himself and hung up on me. So if you want to over spend on a unkept property with rude management this is the place for you.

It was really a great experience. The management team was very nice and welcoming,really patient. They actually Went out of their way to help you find the right apartment for us.

Please we wary this place is not very "Presidential." It used to be called Northwoods Estates. (Note: Their rating was low 2.9, they keep spamming the review board using random people to raise their rating to 3.9 now, so just be aware.) Now, I have been a very good tenant for over 24 years, please hear my story and avoid this terrible place. I was never late on rent, never complained even though there were pest problems, basement floodings, potholes on road, loud music in summer, gang problems, thieves opening unlocked cars at night, and the winter snow removal is untimely. But lately ever since some new investors from Brooklyn bought this place a year back, he has been harassing all the old tenants, creating problems so the old tenants would leave on their own, and he can therefore raise the rents on the newer tenants who move-in. If you are a newer tenant or considering this place - talk to someone who lives here and not the rehearsed folks the management will want you to talk to. So in order to justify the newer sky-high rents, they did shoddy upgrades like white paints to the previous cabinets, newer handles, added tiles to the kitchen floor, bought low quality stainless steel appliances and cheaper farm doors, all to give the impression of luxury living where none exists. So if your A/C or HVAC system breaks, he doesn't fix it. This happened to both of my neighbors upstairs and to my right. The AC stopped working during the height of last summer, so after complaining and never resolving the issues, my neighbor ended up leaving. They are now harassing the neighbor who lives across from me and he is scared because he is old and doesn't work anymore. I could continue on and on, but suffice it to say, this is DEFINITELY NOT A LUXURY RENTAL that you'd want to waste your money on. RUN AND KEEP LOOKING!!!

Ive lived here for a year. About a month and a half in I noticed roaches coming into my apartment. I've made several complaints that this needs to be taken care of immediately because I have a baby and it is disgusting and a health risk. Oh yea and my central air hasn't worked in over a month and they haven't fixed that either.They have done nothing. I've talked to neighbors who have had the same experience with this place's unprofessional management. Don't believe the 5 star reviews. Take it from someone who actually lives here, all the 5 star reviews are fake.

I am a tenant at presidential estate for over 15 years I love the new management they are doing a great job my refrigerator was broken they swapped it asap for me!! The complex is always clean it's grass gets cut every week. I am so so happy noel and Oscar always take good care of me Thank you Barbara

Wish I could give it negative stars ! I pulled into the complex thinking it might be a good place to live. I didn’t even make it to the office before I turned around. When you first pull in the lights poles are all knocked down and the first couple of buildings looked like a dump with trash all over ! It was disgusting…..screens falling out of windows and many windows without screens. The complex says central A/C but I saw many, many window units. The dumpsters were overflowing…..I’d bet there is a rodent/roach problem there. I saw enough and left !!!

Was planning on moving here. Applied and got approved but after reading all these negative reviews, nope. Not risking it. PS- I scheduled over 4 apartment tours including a Saturday (on the website they have open agendas for weekends knowing they don’t work weekends🙂 and will have you waiting outside for hours until you notice and leave) when I finally got to see the apartment, I somewhat liked it even though it does look like they just painted over old stuff to call it “ renovated” A friend of mine lives here and I know how the apartment looks; and the apartment I toured, (same apartment as my friends’) they put 2 doors on what’s supposed to be the dining room and now they call it a “bedroom” and raised the rent because now it’s a “2 bedroom” with no dining space. All these bad reviews seems to be very accurate. Wouldn’t want to live in a place where management sucks and not even your car is safe (according to reviews). Do better y’all.
