A good buyer's agent will have a conversation with the seller's agent to get a feel for how competitive the situation is, whether there are terms other than the price that are important to the seller.

Make the seller's life easier.
If you can give the seller more time or reduce their level of stress, you might be giving yourself an edge. Less days for inspection period , may look better than a long inspection period.
It is important that your agent have a good rapport with the sellers agent , that way information that the seller cares about can be relayed. Letting the seller pick the closing date can be important.
A higher offer is usually the first thing that buyers consider, just be sure that the neighborhood supports the price.
I suggest the higher offer be slightly above an even number.
