Originally, while I was still a tenant of a house managed by Nest West, I left a five-star review because they gave me a $20 gift card to do so. I imagine this is what many of these other glowing reviews are from. I am now editing my review to give an honest opinion of this management company. This company is across the board mismanaged, disorganized, and dishonest with their tenants. Our issues started on move-in. They initially had no Idea we were supposed to move in on the date stated in our lease, which led to lots of confusion and a delay in our access to the house. When we were finally able to get into the house was half cleaned and in a state of disrepair. The house was in an unacceptable condition for new tenants with dirty floors, bathrooms, and carpets, as well as broken fixtures, outlets, smoke detectors, and missing appliances. Since they had no idea we were moving in, they also had no trash service for the first week we were there. While the company was quick to respond to maintenance requests, they were disorganized in making sure they knew what they were fixing. They sent multiple people without them knowing what they were there to fix, so they had to arrive and leave because they weren't told to bring the proper tools or materials. My biggest complaint however, was move-out.
Between four of us, we spent almost 40 hours cleaning the house to a better condition than that of move-in. After 31 days of not receiving our deposit we messaged Nest West that we still hadn't received it. Candace at Nest West then argued that we didn't need to receive our deposit within 31 days but instead can receive it whenever, as long as it is mailed by 31 days. This is illegal and irresponsible. We finally received our deposit 39 days after move-out, postmarked at day 34. We were charged $400 for minor cleaning of the kitchen and a bathroom window. In their move-out inspection, they note that the house is cleaner than when we moved in, but still charged us. The cleaners we spoke to estimated that the cleaning they mentioned should cost closer to $100. In summary, Nest West is overall disorganized with turnover and maintenance, they have a loose grasp of landlord-tenant law, lied to us about our deposit, and overcharged us for cleaning.
