They like to rob previous tenants to pay for upgrades. STOLE MY ENTIRE DEPOSIT without receipts breakdown and charged me 800$ on top, no proof of damage no nothing. Slowest maintenance. Apartment itself is running down collapsing from within for new apartment prizes. BE CAREFUL.

Unfair Fees, Poor Maintenance, and No Accountability My rental experience with Nest West was extremely disappointing, despite all the great reviews. The home was in poor condition when we moved in—dirty moldy caulking in the bathroom, filthy fans, garbage left behind in linen closet, missing screens, and broken appliances. Despite multiple maintenance requests (flickering lights, broken fridge shelves, non-working stove burners, missing closet doors, etc.), many things were left unfixed. We left the home in far better condition than we found it—pressure-washing the moss-covered driveway and back patio, deep cleaning every surface, and repairing minor issues ourselves. Yet, $700 was taken from our deposit with no explanation. The lease even states they can deduct any amount they want without justification, and list it as a turnover maintenance fee, which feels predatory. Avoid this company if you expect your deposit back after thoroughly cleaning it upon move out. I’ve attached photos to prove how it looked when we moved in.

They do not have a 5 star rating, you can't even get them to respond to anything and at first they communicate via email and then they try mailing documents to addresses that don't have mail delivery but nothing thru email, not sure what they are doing and don't care just as they don't care either, we pay rent every month with late fee included the very first month that we paid rent to them and every month since, it's been a year now. They have the rent due on the 4th of every month and most people don't get paid until the 5th and do you think they care? Sadly mistaken they don't. We have been here 14 years never had to pay late fee. We paid on the 5th of every month. Pathetic, they are not people you want to have to do business with by any means. Where they got 5 star rating I couldn't tell you but I would imagine from there own. Because the comments from tenants that they managed are true believe me, so on that note they suck. They don't care about people, even people that are from the same place they are. MONEY that's all they are about, sad we have children, they have children, they don't care about what's going on, no communication, they say that they sent you documents when they didn't, don't answer phone calls and don't so far return them. Feel me?

After managing my own properties for the last 13 years, I decided to have somebody else take over so I could get some of my free time back. I have wonderful relationships with all of my tenants and wanted to make sure that they were well taken care of, if I was going to be stepping aside. As easy as that sounds to make happen, it was not. Most property managers really just don’t care about their tenants, or the owners. They’re in it for themselves (I’m sure a few places come to mind if you’ve rented or owned in Eugene…). Thankfully, I was able to find Nest West and life has been great! They have a fantastic portal for the owners to keep up to date on each property, as well as as wonderful online resources for their tenants. Every property that has had an issue, they have addressed quickly and professionally to keep the tenant safe, comfortable and happy. It is incredibly easy to get ahold of Jason or Candace. They are both super knowledgeable and have been in the business for decades. Each of the tenants that we have through them are happy, which was my biggest concern. All in all, an absolutely wonderful group of people, that I can trust to take care of my assets, as well as the people that are renting them.

Originally, while I was still a tenant of a house managed by Nest West, I left a five-star review because they gave me a $20 gift card to do so. I imagine this is what many of these other glowing reviews are from. I am now editing my review to give an honest opinion of this management company. This company is across the board mismanaged, disorganized, and dishonest with their tenants. Our issues started on move-in. They initially had no Idea we were supposed to move in on the date stated in our lease, which led to lots of confusion and a delay in our access to the house. When we were finally able to get into the house was half cleaned and in a state of disrepair. The house was in an unacceptable condition for new tenants with dirty floors, bathrooms, and carpets, as well as broken fixtures, outlets, smoke detectors, and missing appliances. Since they had no idea we were moving in, they also had no trash service for the first week we were there. While the company was quick to respond to maintenance requests, they were disorganized in making sure they knew what they were fixing. They sent multiple people without them knowing what they were there to fix, so they had to arrive and leave because they weren't told to bring the proper tools or materials. My biggest complaint however, was move-out. Between four of us, we spent almost 40 hours cleaning the house to a better condition than that of move-in. After 31 days of not receiving our deposit we messaged Nest West that we still hadn't received it. Candace at Nest West then argued that we didn't need to receive our deposit within 31 days but instead can receive it whenever, as long as it is mailed by 31 days. This is illegal and irresponsible. We finally received our deposit 39 days after move-out, postmarked at day 34. We were charged $400 for minor cleaning of the kitchen and a bathroom window. In their move-out inspection, they note that the house is cleaner than when we moved in, but still charged us. The cleaners we spoke to estimated that the cleaning they mentioned should cost closer to $100. In summary, Nest West is overall disorganized with turnover and maintenance, they have a loose grasp of landlord-tenant law, lied to us about our deposit, and overcharged us for cleaning.

This company must pay for any 5 star review because I am shocked to see their rating above a 2. This is my first bad review ever but I would not want others to have to deal with this company. I am a homeowner and they are either lying or incompetent when it comes to communication. They do not follow through on things and do not communicate with you. Very hard to get ahold of. DO NOT USE THIS COMPANY!!!

I'm just about to move into my new apartment with my husband, and I wanted to share how great my experience has been with Nest West Property—especially with Tulaasi, who was a pleasure to communicate with. She was incredibly responsive, helpful, and made the whole process smooth and stress-free. Everything moved quickly, the price was fair, and we always felt well taken care of. Couldn’t have asked for a better experience—thank you, Nest West and Tulaasi!

**Summary** Poor if any communication, Terrible Maintenance, and ZERO accountability. **Disclaimer** This company is a property management company. your experience will vary depending on the individual owner of your specific property. I hope they work to improve accountability with the owners of the properties they manage. **Review** Right from the beginning once your lease was signed, there was no urgency on any matter from this company. They Promised a broken, broken as in missing pieces and held together with tape, single pane bedroom window would be fixed before we moved in, a little over a month AFTER moving in and with pestering finally the pane of glass is replaced. Then our first winter in this home, the furnace goes out. understandable this is an old furnace sometimes they need some maintenance. Fast forward, we went 70% of the winter without a functional furnace. There was technically a single ductless unit in the living room but it did not keep the home warm enough and we had to run space heaters in the bedrooms to keep them above 60deg during the day. When I moved out, summer had come and while progress had been made, a solution to the home heating had still not been implemented. Then there were clear signs the unit was not inspected or not by someone qualified. The range would not even boil water, the electric coils simply would not get hot enough. So right there the unit was never even turned on to see if it functioned, odd, right Well it turns out that the wall outlet the range was plugged into was wired incorrectly so that one 120v leg was connected to neutral in a 3 wire 220v system. This resulted in a potential short to occur between the range coils and any other ground connection. Luckily this was discovered with a relatively inexpensive microwave and not something living. Thank you PEX plumbing! The cherry on top, the electrician discovered that the Range was simply blocked up on black painted 2x4s to get it level with the counter top.... oh and not under the feet, nope, just directly on the metal pan of the range. Who needs an anti-tip bracket when you have 2x4's.... needless to say the range was no longer level because I installed an Anti-tip bracket myself.... we had an 8 year old after all, and after all this I simply didn't trust them to make me a cup of coffee.

I toured a property with Quentin. We had to view the property within a short time frame due to scheduling, but Quentin made time for us. He was cordial, friendly and open to any questions. When there was something he didn't know, he did his best to investigate right on the spot - even calling the office to confirm information. He was at work - doing his job and trying his best. That was appreciated!

I was Super Impressed by the Professionalism I experienced from this Rental Company. My family and I were In a but hurry looking for A place to grow our family and I was Quickly contacted to Neat West and Began the Simple Application Process. It was fast and Not only simple but everyone was Extremely Friendly and Kind. Definitely would recommend them to Any family!
