Something worth knowing heading into fall: Denver's rental market is seeing what industry watchers are calling "shadow concessions."
Landlords and property managers are quietly offering incentives like: a free month of rent, upgraded appliances, reduced security deposits (without advertising them publicly). It's a sign of how competitive the market has gotten, particularly in the attached condo and townhome segment where inventory is near six months of supply.
For owners of single-family homes in strong inner-ring neighborhoods, the picture is different. Detached homes are still moving in roughly 17 days at close to asking price. But the broader market softness is real and it rewards owners who are proactive about pricing and presentation.
If you own a rental property in Denver and want to talk through how to position it heading into the slower leasing season, we're happy to have that conversation.
