Kissimmee homeowners, peeling paint above the shower is a bathroom ventilation problem, not a cleaning problem. Here in Central Florida it shows up fast.
Three things you can check this weekend:
1. Where the fan actually goes. Peek in the attic. If the duct stops short or blows into the insulation instead of out through the roof or wall, every shower is soaking your roof deck. Code says it has to vent outside.
2. Whether the fan is big enough. A good rule is 1 CFM per square foot of bathroom. A 60 square foot bath with a 50 CFM builder fan loses that fight every morning. The rating is on the fan label.
3. Whether anyone runs it. Loud fans get ignored. A quiet fan rated around 1 sone, or one with a humidity sensor or timer, runs long enough to actually clear the room.
Planning a spa shower or a curbless walk in shower? Bigger, steamier showers make ventilation even more important. Plan the fan before the tile goes up.
We see this every week on jobs across Kissimmee, Orlando and Winter Park. After 20+ years, we can tell you the fan is the cheapest part of a bathroom and the most expensive one to ignore.
