The salt air at the Jersey Shore is relentless. It rusts metal quickly. Even exterior light fixtures can deteriorate if they are not the right material. I use composite fixtures that look like metal because the real thing does not last.
If your property is older, you may be replacing roofs, furnaces, or hot water heaters more often than you would inland.
Yes, there is rental potential. Weekly summer rentals can perform very well. But you have to manage that too.
I love having my place. We use it. We enjoy it.
But anyone considering a beach home should understand that the purchase price is only the beginning.
