The biggest mistake I see with listing photos is not treating them like they matter.
They matter more than almost anything else.
I walk into a house before my photographer and I start removing things. Bathroom rugs. Soap dispensers. Garbage cans. Towels hanging on appliances. Anything that distracts the eye.
People don't realize how much these little things show up in photos.
Dog bowls. Litter boxes. Clutter on counters. Even something as simple as a crowded table setting can take away from the space instead of enhancing it.
Photos are not about how you live. They are about how a buyer sees themselves living there.
That's a big difference.
I don't want anything in a photo that makes a buyer stop and think about your life. I want them focused on the house.
Clean windows matter. Clear surfaces matter. Even closets, if they're being shown, need to look organized.
I run ahead of my photographer for a reason.
Because once those photos go online, they are your first showing.
And you don't get a second chance to make that impression.
