Communication can make or break a sale.
Once you are in contract, the real coordination begins. The seller has responsibilities. The buyer has responsibilities. The buyer's agent has responsibilities.
And if someone drops the ball, it still falls on us.
I am constantly checking timelines. Where is the deposit? Has the buyer formally applied for their mortgage? When is the appraisal scheduled?
If something feels off, I involve the attorneys. And I always keep my seller informed if I see a real issue forming.
Silence creates anxiety. Clear updates create stability.
Sometimes you are lucky and the other agent is on top of everything. Those are beautiful transactions. Smooth and professional.
Other times, you have to nudge. You have to remind. You have to push.
That is part of the job.
My sellers need to know what is expected of them. But I also make sure the other side follows the contract to the letter.
We are not paid just to put deals together.
We are paid to shepherd them to the closing table without surprises.
That only happens when communication is constant and direct.
