Subject: Formal Complaint Against MEM PROP. MANAGEMENT - Unethical Behavior and Negligence I am lodging a formal complaint against MEM PROP. MANAGEMENT for their egregious misconduct and lack of management competency. Below are the grievances I've encountered: 1. **Misleading Charges**: Despite being enrolled in AUTO PAY, I was unjustly charged late fees, a problem echoed by other customers. 2. **Delayed Roof Repair**: The condo association neglected to address a roof leak for four months after being informed, resulting in extensive mold, HVAC system failure, and property damage. 3. **Basement Neglect**: The association ignored standing water and mold in the basement for over a year, attributing it to seepage instead of investigating the true cause—a leaking plumbing issue. 4. **Unaddressed Infrastructure Concerns**: Despite complaints and concerns raised by residents, the city, and the state, MEM PROP. MANAGEMENT has failed to address issues with the roof of an underground covered stream. 5. **Lack of Compensation**: Despite months of inaction and the loss of my parking spot, I have not received any HOA fee credits. 6. **Inadequate Mold Remediation**: MEM PROP. MANAGEMENT contracted Servpro for mold cleaning, yet they failed to remove moldy insulation around air ducts or adequately clean air ducts and vents. 7. **Refusal to Provide Information**: Despite repeated requests, MEM PROP. MANAGEMENT has withheld vital information regarding board members and condo association regulations. 8. **Insurance Claims Delays**: It took four months to obtain the name of the insurance company, resulting in further delays in the claims process, which was ultimately denied due to MEM PROP. MANAGEMENT's failure to file a claim. Instead I’ve been told to file with my own insurance. 9. **Refusal to Compensate**: Despite significant damages incurred, MEM PROP. MANAGEMENT has refused to compensate for water, mold, and leak-related damages. 10. **Lack of Response**: Numerous attempts to contact MEM PROP. MANAGEMENT via various channels have gone unanswered, exacerbating the situation. They are liable for all damages incurred as well as loss of rent so either they file a claim and compensate me through their insurance company or directly through the Condo association. **Side Note**: It is disconcerting that MEM PROP. MANAGEMENT dismissed a previous complaint based on language use, rather than addressing the substance of the allegations, as seen in their response to a previous complaint. I am prepared to provide evidence, including emails and transcripts, to support my claims. It is imperative that MEM PROP. MANAGEMENT address these issues promptly and provide appropriate remedies. Excellent service, great staff. As the Board President of Aspen Manor Association I could not be more pleased with mem Property Management as our property manager. Elvia and the team at mem Property Management are professional and very responsive to any questions, issues or emergencies. Selecting a management company is a big decision for a condominium association. You want to make sure the company you choose is honest, reputable, capable of providing the contracted services, responsive to the needs of your community and your Board, Mem property management is none of the above. The only reason there is one star above, is because there is not a selection for negative five stars. This company is literally the bottom of the management barrel. Its was shocking to our Board how one company breached almost every clause in their contract. Their financial department is questionable, rude and unprofessional. We contacted five auditors before we found one that would work with them. Their manager never showed up on site, when we asked for proof or reports, we were told they would not be provided. They have no contractors that will work with them and provided zero services for our community. We attempted to terminate them, with cause on several occasions, each time we were ignored. They fired our insurance broker without Board permission, they claimed they had the right to do so. On the third termination they did not respond to the attorney, stopped paying our bills, breached our operating account, and wrote themselves a check for the balance of the contract, a breach of the contract and a criminal act. This review is not sour grapes, but fact, that can be backed up with documentation. As they say, the fish rots from the top, and that saying was never so true as with this company. So, if you are looking for a management company, and this company comes calling, don't just walk away, run. --

You hear so many negative comments about property management companies, but we got lucky! Dealing with Marty and his team at MEM has been such a pleasure. First and foremost, Marty’s customer service skills are stellar, he listens and will get back to you with results. He is professional and courteous and you know you can rely on him to get you answers! He represents his team well. We made a good decision to change to MEM

I have worked with several Management company's and MeM is by far the most helpful we have ever dealt with. Their assigned Property manager has done so much for the building in dealing with the contractors, residents, that the Board Members are confident that we are getting the best bang for our buck. I would highly recommend them to any building looking for the best and Mem would be the best choice.

Martin as Mem's manger is managing Tudor Hall in Englewood which is a 100 year building which in itself is a headache not to say when you have a difficult board to work with. With that being said Martin and Mem are doing their best to keep us up and running smoothly.
