Subject: Formal Complaint Against MEM PROP. MANAGEMENT - Unethical Behavior and Negligence
I am lodging a formal complaint against MEM PROP. MANAGEMENT for their egregious misconduct and lack of management competency. Below are the grievances I've encountered:
1. **Misleading Charges**: Despite being enrolled in AUTO PAY, I was unjustly charged late fees, a problem echoed by other customers.
2. **Delayed Roof Repair**: The condo association neglected to address a roof leak for four months after being informed, resulting in extensive mold, HVAC system failure, and property damage.
3. **Basement Neglect**: The association ignored standing water and mold in the basement for over a year, attributing it to seepage instead of investigating the true cause—a leaking plumbing issue.
4. **Unaddressed Infrastructure Concerns**: Despite complaints and concerns raised by residents, the city, and the state, MEM PROP. MANAGEMENT has failed to address issues with the roof of an underground covered stream.
5. **Lack of Compensation**: Despite months of inaction and the loss of my parking spot, I have not received any HOA fee credits.
6. **Inadequate Mold Remediation**: MEM PROP. MANAGEMENT contracted Servpro for mold cleaning, yet they failed to remove moldy insulation around air ducts or adequately clean air ducts and vents.
7. **Refusal to Provide Information**: Despite repeated requests, MEM PROP. MANAGEMENT has withheld vital information regarding board members and condo association regulations.
8. **Insurance Claims Delays**: It took four months to obtain the name of the insurance company, resulting in further delays in the claims process, which was ultimately denied due to MEM PROP. MANAGEMENT's failure to file a claim. Instead I’ve been told to file with my own insurance.
9. **Refusal to Compensate**: Despite significant damages incurred, MEM PROP. MANAGEMENT has refused to compensate for water, mold, and leak-related damages.
10. **Lack of Response**: Numerous attempts to contact MEM PROP. MANAGEMENT via various channels have gone unanswered, exacerbating the situation. They are liable for all damages incurred as well as loss of rent so either they file a claim and compensate me through their insurance company or directly through the Condo association.
**Side Note**: It is disconcerting that MEM PROP. MANAGEMENT dismissed a previous complaint based on language use, rather than addressing the substance of the allegations, as seen in their response to a previous complaint.
I am prepared to provide evidence, including emails and transcripts, to support my claims. It is imperative that MEM PROP. MANAGEMENT address these issues promptly and provide appropriate remedies.
