As a Realtor, I engage with many HOA Representatives… Eddie Santiago is the BEST Rep I’ve ever encountered. He answers his phone, calls back quickly, and gets things done quickly! The neighborhoods he represents are very lucky!

It's very disheartening to see and know how this management company along with the HOA handles business with upstanding residents of the Royal Oaks Subdivision. I've left several messages and no phone call in return. No annual meeting has been held for two years so the residents know who the Board Members are. Violation letters from their compliance team taking pictures of minute issues and won't even take the time to understand why a particular issue is the way it is. I've tried reaching the respective representative through the front desk phone line and in turn rudeness was presented because I was simply trying to explain the importance of clarity as it relates to their so called issues. I understand there are many residents that don't comply to alot of things that are asked of us and in turn attitude and nasty personalities presents itself BUT Kirkpatrick Management shouldn't assume every resident they speak with will come off as such. There are many of us that stand for right and do what's right. While sending letters about minute issues, how about the Board Meets with the residents face to face along with Kirkpatrick Management and here the residents out!!! Poor handling of business is at hand!

Unimpressed with gardening services, Kirkpatrick's work order system as nothing gets done, nor do they provide feedback or updates. Safety issues on our property are ignored. I understand they take care of large properties, but with no response to anything os more than frustrating!

I don't understand why any HOA chooses these guys to manage a neighborhood. Property manager doesn'r respond to requests, ever. Commitments are made and broken with no communication if there is a change in plan. No notification when a contractor is coming to work on exterior of condo so random strangers wandering around with no indication who they are or why they're there. Contractors are rude when asked why they are there. If you have a vote, I wouldn't vote for these guys.

I wasn't going to leave a review; however, since nothing is being done, and there are crickets on their end, here are samples of their work. This is work completed within the last month for siding and painting. When I initially complained, I was told it was about as good as could be done. Since then, I've tried get them to fix it and they are not responding. This is what they deem acceptable. They don't do their job.

I had a terrific experience with Dan Courtney, Property manager of SPLAT. I had an urgent question regarding my homeowners insurance policy before I could close and he got back to me the Saturday of Memorial weekend which went way beyond what I was expecting and saved the day so that I might close May 27th. Dan has already been helpful today answering questions and providing me with an Architectural Control Form and important board contact info. Thank you Dan for making this move easier before I have even loaded a truck. Looking forward to joining this wonderful community.

After speaking with Erik Klasnick I would rather move than live here in Wakefield. He is so rude and highly unprofessional. We have a tree down in a wooded area and asked about property lines. He was absolutely no help at all and told us to get our property surveyed. He had the audacity to ask my husband if he was the same age as him (50’s) and to get out there and cut it up himself. He also Stated that he would do it for Hundy. (100- his words not ours) My husband has medical issues and is unable to cut up the tree and haul away the remainder himself. Also, if it’s not our property, of course we would not want to pay for this. That statement was uncalled for and highly Inappropriate and also hurt his heart. I have also sent letters in regards to neighbors in the past with no response. I also asked to speak with his manager, and he said he is the highest form of management and that there was no one else to speak to. He is an egotistical jerk. And I honestly can’t stand to have to deal with this man. He asked questions that were none of his business, and in my opinion so unprofessional. Of course I called him to speak with him about the way he spoke to my husband, his response was "it was a man to man conversation" No, I totally disagree. It was a man and a bully conversation as I had the exact same experience. That is not your place. I don’t know who Erik you think you are giving your two cents about my husband and or his manhood. Screw you Erik. If I could give zero stars I would have, but I had to give one to leave this review of this terrible human being. The lady before him was fabulous. He is terrible and our neighborhood has gone downhill since he has been managing it.

Perhaps the worst customer service I have ever received from a company. I first reported that I have two new active leaks in my roof (which my HOA is responsible for) on May 18th. They still haven't been fixed, and the interior damage continues to spread (not to mention the likelihood that mold has since developed). My property manager, Jamie, does not respond to messages, emails, or phone calls, and on the rare occasion that she does, she provides extremely vague responses without giving any timelines. It feels as though my HOA, and Kirkpatrick, are simply robbing me of my monthly HOA dues.

As President of my HOA, I’ve been working with Kirkpatrick Management and this company is incredibly helpful and insightful that give classes to help inform us on how we could improve our neighborhoods and what things we probably wouldn’t think about without someone saying something. We have Donna Tripp as our community manager and she has been wonderful, helpful, able to help direct people when needed! She’s quick on the ball and has been very quick on what we’ve needed as a board.

We have worked with Kirkpatrick Mgmt (Dan Courtney) for years on several projects of varying complexities. Dan is always polite, professional and courteous in our communications. In addition, we receive clear and concise assignments for efficient and effective solutions. Appreciate the relationship!
