Looks like Bluegrass Land Title emailed him on May 28th about this issue, and it appears he may not have responded yet.

Bluegrass Land Title has now copied me, you, and the other parties involved to help get this moving. I would suggest texting or calling him directly to see what is going on, whether this is a bigger issue, and what needs to be done next.

He needs to get in communication with Bluegrass Land Title as soon as possible so this does not delay anything.
