JLB Foundation Repair & Basement Waterproofing

I don't usually write reviews but I'm making an exception because this company literally saved our house. We had these horizontal cracks in our basement block walls that kept getting wider and the wall was bowing inward probably three or four inches. I was legitimately scared it was going to collapse. Got quotes from three different companies and the range was insane - from $9,000 to $22,000 for the same work. These guys came in around $12,000 and the inspector really took his time explaining exactly what was happening and why. The clay soil around our house expands when it rains and that lateral pressure was pushing the wall in. They installed wall anchors where they dig holes outside the house, drive anchors into stable soil, and then connect them through the wall with steel rods that you can tighten to pull the wall back straight. The work took three days and the crew was fantastic. They showed up on time every morning, worked hard, and cleaned up the site each day. The wall is completely stable now and has actually straightened back out about an inch and a half over the past few months. They said it might continue to improve as the anchors keep pulling. I check it regularly and there's been zero movement. Cannot recommend these guys enough.

Our basement wall was failing and honestly it was terrifying. Started with these stair-step cracks in the mortar joints and then the whole wall started leaning inward. You could actually see it if you stood in the basement and looked at the wall straight on. Got multiple opinions and everyone agreed we needed wall bracing or anchors immediately. Went with these guys because they seemed the most knowledgeable about the specific soil conditions here and their price was competitive. They installed a combination of wall anchors and carbon fiber straps to stabilize the wall and prevent any further movement. The wall has been completely stable for over a year now and hasn't budged an inch. Really professional crew and solid work.

The work inside was absolutely amazing. The way they left my yard was absolutely disgusting. The concrete was supposed to be hauled off. Instead, it was broken into chunks and mixed into the dirt beside my house. Multiple times, we reached out, and someone even came out to look at the mess. They agreed it looked terrible, and we were told they would be out to smooth things out once the ground was unfrozen. That was a year ago. My messages go unanswered. I wish I had known before putting over 11k into the company. I highly recommend doing your research before settling. I was told that the reviews on this company and the way they left people's yards were just a few disgruntled customers. That it was just minor things like dirt mounds, some holes, etc. Goodness do I feel like a fool for believing that. 10/26/24 In reply to the owners post on this review. The second line down under JLB notes states that the company will haul off the old stoop and patio. This is the contract that the owner is replying about that was signed by myself and his employee. As you can see, it was put in writing to have those removed not broken up and thrown in my yard. You seem to be a pretty reputable company, which is why I didn't leave a one-star. As the homeowner, I did what I was supposed to. I paid in full and made sure we weren't here when your guys were. It's unfortunate that you guys didn't hold up your end of things. We also know that stuff happens, and people get busy. However, we are right in the middle of major construction and couldn't wait any longer for the issue to be corrected. So we just handled it ourselves. I make no apologies for moving forward with it or leaving a review that's appropriate for our experience.

I've waited a couple of months before posting my review because we wanted to see if anything came up. I'm happy to report that nothing has. JLB was fantastic from start to finish. The initial consultation was very informative and transparent. All our questions and concerns were addressed upfront. The crew that came out was absolutely amazing. Beyond respectful of our property and kept us informed every step of the way. There was no surprises at all. Having foundation repair done is stressful but JLB gave us peace of mind. We highly recommend them should you need foundation repair of any kind.

Five stars isn’t enough! There’s not enough good things that can be said about this company. Not only did they get our LARGE job done in a very timely manner, it was done EXTREMELY WELL. As someone who works nights having work done during the day isn’t something that’s fun. They were beyond respectful of our schedules and we could barely hear them. The crew is extremely diligent and very transparent about every step of the process and keeps you in the loop throughout the job. You simply cannot go wrong using these guys.

JLB Foundation was an excellent choice for our basement issues. Very knowledgeable people and did not try and sell us on services that were not necessary. A very knowledgeable, skilled, and hardworking team of young men worked at the restoring our basement walls and solving our foundation issues. Also recognized my wife's issues with the dust from the concrete work as she as asthma and they were able to control the dust within reason. We had an issue with the plumbing that was discovered during the foundation and basement restoration process by the JBL team. They were not able to fix the plumbing of course (not their field of expertise) but they were able to help the plumber locate the issue and make the job easier for the repair. The gentleman that ran the backhoe up against the house foundation was truly surgically skilled. He dug a ditch from the kitchen (east to west) that was 60 feet long, 8 feet deep and 3 feet wide. He also dug a sister (second) ditch 12 feet out and parallel from the first ditch to support and anchor basement walls. This was done on the north and south side of the house. Because we had several lateral cracks in the basement walls and issues with leaking basement walls, we also had the team waterproof our basement walls. We started work here in Carrollton, MO the week before Thanksgiving (2022). It was COLD. The team arrived on time everyday and worked till late afternoon. Every member of the team was considerate and tried to take precautions about bringing dirt into my house as they came inside to access the interior basement walls and flooring. Our direct contact with JBL was JON. He worked with us and communicated on the specific prep work we had to do to move our landscaping, bird houses, garden and vegetable boxes, patio furniture, outside A/C unit in preparation for all the dirt work that had to be done. We absolutely without any reservations recommended JBL for any foundation needs others may have. We look forward to seeing JBL this spring (2023) when they return to level out the rough spots in the yard. They recommended giving time for the dirt to settle in the yard before smoothing out the ruts and high and low places against the foundation walls. Spring is just weeks away and then we will start putting in new grass and adding new landscaping plants and bushes. We are very grateful to JBL for all of their services and professionalism. What a great bunch of guys. From start to finish the entire team worked hard and fast. Very polite and professional. We are extremely happy with JLB and the results with our foundation. We would not hesitate to call them or recommend them to anyone needing this type of work done!!

All of the members of this company are extremely knowledgeable and respectful. The job they completed was to level the foundation on our home also, they discovered the basement needed mud jacking , and were able to assist with that. They kept a tight schedule which had them working in rain and snow just terrible conditions, but they completed on time. The professional and ethical behavior shown by this company is unsurpassable!

Marcus and his crew did a great job repairing our foundation. They were timely, knowledgeable and friendly. JLB was great to work with and went above and beyond what we expected.
