Most buyers think new construction is simple. Pick a model, sign, and move in.
But there are four completely different build types. Each has its own financing, timeline, and contract. Spec homes are move in ready with zero customization. Production homes let you pick from set floor plans. Semi custom lets you add rooms. Full custom means you start from scratch with land and plans.
And the financing is totally different. Spec and production use normal mortgages. Semi custom and full custom require construction to permanent loans with staged fund releases as the build progresses.
Here's what most people miss. The best lots go first. Corner, waterfront, cul de sac. They all cost extra on top of the base price. And that gorgeous model home? Everything that isn't a plain wall is an upgrade you'll pay for.
Once drywall goes up, access to framing and systems is gone forever. That's your last chance to catch issues.
