If you own a home in Arizona right now, you need to know this.
The Arizona Attorney General just settled with Gretchen , one of two people accused of stealing hundreds of homes from distressed homeowners across the state. She's now banned from all real estate transactions in Arizona, barred from advising on bankruptcy or probate, and forced to surrender her notary license permanently. Her partner Edward Albarracin died after the lawsuit was filed.
Here's how the scheme worked. Homeowners facing foreclosure were told they needed to temporarily transfer their deeds into a trust to save their properties. Instead, those deeds went into LLCs controlled by the defendants. Victims unknowingly signed away full ownership of their homes.
My take? Work with a licensed agent and a reputable title company every single time. If something feels off about paperwork or a too good to be true offer, walk away.
