Condos are cheaper than houses. But that doesn't mean they're a better deal.
As of April 2026, the median condo price hit $374,100. Single family homes? $422,300. That's a $48,000 gap according to the National Association of Realtors.
But here's what most first time buyers miss. HOA fees keep climbing. Special assessments pop up. Insurance costs are spiking across the Valley. And condos appreciate slower than houses. They also sit on the market longer when you're ready to sell.
Fannie Mae and Freddie Mac won't even touch buildings with deferred maintenance or weak reserve funds. That makes financing harder. You need to plan on staying five to seven years minimum to make the math work.
The perks are real. Gyms, pools, community spaces. No lawn to mow. Lower barrier to entry. But you need to review the HOA financials and reserve funds before you commit.
