Brick spalling and efflorescence are often confused. While both are considered brick damage, there some differences between the two:
🧱 Brick spalling is cracking, crumbling, or likewise deteriorating bricks. Spalling is caused by water absorbing into the brick and could lead to serious damage including structural collapse.
🧱 Efflorescence is white, chalky residue that appears on the surface of brick. Can be a purely cosmetic issue or an indication of moisture problems that could lead to spalling and other structural issues.
