The Danger of "Off-the-Shelf" Sealants on Commercial EPDM
Not all "waterproof" sealants are created equal. These photos from a recent commercial inspection show a classic case of Adhesion Failure.
A previous attempt to stop a leak used a generic caulking/mastic that was chemically incompatible with the EPDM membrane. Because the surface wasn't properly cleaned and primed, the sealant "filmed over" but never achieved a molecular bond.
The Result: Water trapped underneath the repair, accelerating the damage to the deck below.
