Why families across the Illawarra choose a custom home builder over a project home.
CKS Projects is a custom home builder based in Wollongong, working across the Illawarra, Shoalhaven, and Southern Highlands. Unlike a project home builder working from a fixed catalogue, we design and build around the block, the site conditions, and the way each client actually wants to live, rather than fitting a family into a standard plan.
That approach matters most on the sites that are hardest to get right: steep or sloping blocks, coastal locations exposed to wind and salt air, escarpment sites with tricky access, or older homes being knocked down and rebuilt. These conditions call for real structural expertise and close collaboration between builder, architect, and designer from the earliest stages, not a template adjusted after the fact.
Our work spans new home builds, knockdown rebuilds, luxury house design, duplex and dual occupancy projects, and full renovations. Across all of it, the focus stays the same: considered floor plans, quality materials, and finishes that hold up over time, delivered through a building process clients can actually follow from concept through to handover.
We're proud to be a locally based, Illawarra grown business, licensed and working directly with clients across the region we call home.
