Do You Pay Upfront When Building a Home?

“When you’re building a home, do you have to pay for anything upfront, or does the construction loan cover everything?”

Most of the time, your lender pays the builder through construction draws as each phase of the build is completed. But there are moments when a buyer may choose to pay for something upfront, especially if it’s a specialty item that needs to be ordered early.

For example, I have a client who wanted a very specific front door. The builder said it needed to be ordered immediately, even though the construction loan wasn’t finalized yet. He paid for it upfront, and once we reach that stage of construction, the cost will be reimbursed through the loan draw because it was already included in the original budget.

So yes, sometimes clients choose to pay early, but it’s not required. Most selections can wait until after the lender finalizes everything.
