Yo — Welcome to Graycliff, where “luxury” lives… in the brochure, but never in the walls. Where kids run wild like it’s a theme park without fences, and you can’t tell if that’s laughter or a riot out your window. Day or night — peace is not on the lease. See, trash here? That’s not a problem — It’s part of the aesthetic. Fast food bags blowing in the breeze like urban tumbleweeds. Broken toys on the sidewalk — modern sculpture. You like wildlife? We got that too. Rats in the back, Roaches in the front, A whole pest parade through your kitchen at midnight. Rent don’t include ’em — but trust, they’re here. Maintenance? That’s a myth. Like a helpful landlord or a quiet neighbor. Put in a ticket, And you might as well tie it to a balloon and wish it luck. Hope it floats to someone who gives a damn. And the rent? Every year, up. Up like your blood pressure. Up like the volume of the kids screaming through the parking lot like it’s Daytona. And when you leave? They’ll charge you for breathing too hard. That “luxury” carpet? You’ll pay to clean it twice, Even if you left it spotless and sad. So yeah. Come to Graycliff, Where the only thing that’s upscale… is the scam.

I was drawn in by fancy photos and “luxury” claims — what a trap. Graycliff promises posh amenities but delivers a never‑ending nightmare. From day one, the place felt like a rundown, uncared‑for complex, despite the steep rent. Here’s the real reality: • Loud, unsupervised kids run wild all day and into the night. Screaming, playing in the parking lot, littering—management does nothing. • Trash is piled everywhere: overflowing dumpsters, wrappers, broken toys and bikes left scattered—not picked up by anyone. • Pests are rampant. I’ve seen rats scurrying near the dumpsters, and inside units you can expect cockroaches unless you bring in your own exterminator—management won’t help. • Maintenance is practically nonexistent. Work orders drag on for weeks, and when someone shows up, fixes are superficial at best. • Expect annual rent hikes with no improvements. And when you move out? They’ll ding you for every minor mark and charge you for cleaning that was already done. In short: overpriced, filthy, infestation‑ridden, and loud. Grey‑cliff feels more like a managed disaster than a luxury living space. Absolutely avoid it unless you want rats and chaos with your rent.

You will not get most of security deposit back. The walls had been spackled and painted, but there are several areas where the paint is mismatched and the hole wasn’t properly spackled. Graycliff charged us $720 to repaint the scuffs and marks on the walls, many of which were there prior to our move in. The carpet in the basement had stains that we noted during move in, we shampooed the entire apartment before moving out and still got charged a carpet cleaning fee (they later refunded). Many areas they did not properly lay the carpet, we frequently stepped on hidden nails in the master bedroom where it transitioned to the tile bathroom. There were some nails sticking out of railings and floor trim as well, I had torn skin on my foot from these. The property was dirty when I entered for the first time. I cleaned this with no complaint but mentioned certain aspects in the move in packet. We were billed for this when moving out as well. (We left it much cleaner than move in, still charged for kitchen) Graycliff required us to register our dogs with PooPrint. This was rediculous considering dog poop is never picked up. If the poop isn’t on the ground, it’s likely in a dog waste area, on top of the lid because the basket is full or on the ground next to the wastebasket. We could hardly walk on the small amount of grass available due to this. Walking to the dumpster is not ideal. There are few and they are far. This long walk leads to broken trash bags that were drug on the ground and the trash left to lay. Occasionally, glass will break and nobody thinks it’s important to pick it up. The entire property is littered with trash 24/7, especially in the back where it falls off the road into the trees. The roads are patched in many places, this was poorly done and you can even sink into the pavement in certain areas. The ground is always very muddy. The apartment heating and cooling is very inconsistent. The basement is freezing, the top floor is very hot. The toilet in the basement would not flush, maintenance never resolved this and said it was "good enough". The dryer requires 4 cycles to dry clothes. The unit was rented and they would not help us. We were also told the vent was installed wrong and water buildup probably caused this. Breezeline installed fiber lines in our units during our stay. They recieved access to our apartment numerous times for longer than we expected. Our "24 hour notice" was always sent out in the afternoon in the day before and they would come in the mornings. This was very inconvenient and they always left a mess on our patio and grass. I would never recommend this place, We paid for an early move out due to all of these issues.

The townhomes are spacious and a good value for the size, but that’s about where the positives end. Management doesn’t enforce any lease rules, so quiet hours are a joke. Kids constantly run through driveways, slam into parked cars with bikes and toys, and damage property. They also ring doorbells throughout the day and mess with things on patios. It’s not just annoying; it’s dangerous. Kids frequently play in the road and dart in front of cars after dark, creating regular near-misses. Reporting these issues to management results in a generic email telling parents to “watch their kids,” but nothing ever changes. Potholes are everywhere and go ignored. Trash pickup is irregular at best. The hill leading into the development is rarely plowed in the winter. During Winter 23-24, cars were sliding down the unplowed, unsalted road and couldn’t even get in or out. The garages are listed as two-car, and while you can technically fit two vehicles, good luck opening your doors once you're inside. As others have noted, don’t expect your security deposit back. They’ll use it to replace old carpet or fix pre-existing damage and leave you with no recourse. It’s just your word against theirs. Thankfully, this was only a temporary stay for us. We’re homeowners again and won’t be dealing with shady landlords anymore. Cannot recommend this place to anyone.

Let’s break down the amenities, shall we? • Unsupervised children roaming freely like it’s Lord of the Flies. Screaming, littering, banging on random doors — truly a symphony of chaos. • Trash art installations throughout the complex: empty McDonald’s bags, overturned bikes, and a tasteful sprinkling of beer cans. Picasso would weep. • Luxury wildlife encounters: wake up to the soothing sounds of rats in the walls and cockroaches performing interpretive dance on your countertops. • Maintenance? Oh, you mean that cryptid you occasionally catch a glimpse of before they disappear into the void without fixing anything. • Rent hikes that rise faster than the mold in the bathrooms. And when you move out? Don’t worry — they’ll still charge you to clean the mess they never maintained. Graycliff doesn’t just disappoint — it actively offends. If you’re looking for a place that charges luxury prices while delivering the charm of a condemned frat house, this is your dream house.

Very well kept clean area.. absolutely in love with this place. Exercise room, pool, playground, and seemingly very safe and friendly neighborhood.. they are townhomes so everything is right beside the other but very beautiful place

*Edit to my previous review* Me and my wife moved to Graycliff about 3 years ago. In comparison to some of the other townhomes in the area we agreed that this was the best fit. We decide to renew that lease 3 times. Does the property have any issues? Yes. You're not going to find a place that doesn't. However, I will say they were all addressed and taken care of. The reason I am editing a review is due to the fact I had a few erroneous charges on my account when moving out. The current property manager (new) was not much help. I do want to say thought that the actual establishment (Mountain Creek Properties) reached out and made everything right. I had already paid the charges so they could have just taken the money and run. Instead, they reached out and went over each and every one with me which led to them ultimately removing them. I can see that they do care about their residents, current or former. I would recommend this as a place to stay. I'm leaving 4 stars for Graycliff because there are a few areas for improvement but the actual property owner is fantastic. If I ever move somewhere and need a place to rent I will be sure to look for their properties.

I have been a resident for 2 years and still have a few months on my lease left. These are extremely nice townhomes; however, when moving in make sure to do a rental inspection. There were several small issues here or there that were resolved immediately or noted so I wouldn’t be charged. The A/C units are undersized, causing a need for a Freon refill in the beginning of the season. The walls had been spackled and painted, but there are several areas where the paint is mismatched and the hole wasn’t properly spackled. Several of the doors would not open or close properly including the front door lock and the doors needed rehung. The carpets were replaced, but in several areas they did not properly lay the carpet. Recently, there was a leasing manager and maintenance change. The residents were not informed and the only way I found out is when Moe told me he no longer works at Graycliff. Currently, there are vehicles that have been towed and dropped on the property, cars with flat tires, and trailers galore. Continuing outside we have to watch each step because of the dog poop that isn’t picked up. If the poop isn’t on the ground, it’s likely in a dog waste area, on top of the lid because the basket is full or on the ground next to the wastebasket. A poop ID program was supposed to start and as an owner of furry friends, I was excited for this. However, I was unable to make an appointment to have my dog get her DNA swabbed and was told to stop by. After stopping by a couple of times and nobody being there I gave up. I live by the dumpster, it’s great to be able to walk over and throw my trash into container relatively quickly. Unfortunately, it can be a long trek for others. This long trek leads to broken trash bags that were drug on the ground and the trash left to lay. Occasionally, glass will break and nobody thinks it’s important to pick it up because it’s almost in the trash can. Also, this long trek can lead to fatigue that causes people to leave their trash bag on top or next to the dumpster because they can’t open the trash container after the walk. Oh, one last thing about the dumpster. Almost every time the garbage truck empties the dumpster; a bedspring, couch, or mattress always ends up in the empty dumpster (even though that isn’t allowed). In the lease, it strictly states that children must be overseen by an adult, and that rarely happens. In the center of the community is a dog park and basketball court. However, this space is not enough for the kids and they are always playing in the street. There are a few parents that do really well watching their kids and others not so much. I have nearly had a head on collision with a young kid on a small motorbike multiple times. The child doesn’t obey the stop signs, side of the road, or speed limit. There are several blind corners that are hard to see cars from, let alone a small child on a 50cc dirt bike. The children ride their bikes from the top of the hill into the street without looking for cars. The children play hide and seek and use other people’s porches for hiding spots. I am genuinely surprised that there hasn’t been a child that has been seriously hurt. Of course, there are people that also speed throughout the community and disobey the stop signs. Community members that I’ve seen jet out in front of a school bus before the kids get picked up because they can’t afford to wait the extra two minutes. Now, I know that you may be thinking to yourself; the leasing manager can’t fix these problems. That is where I disagree. When I first got here, there were never problems with the trash. The previous leasing manager had a specific trailer parking area. I saw the previous maintenance worker check the dog containers nearly everyday when walking my dogs and one of trash areas was completely redone to make it easier for people to get their trash to the container. The previous leasing manager also would send reminders about following lease rules that were being broken. There was still room for improvement, but it was a small inconvenience here or there.

I wish I could give a 0 star if that were an option. Moved to graycliff townhome last year and moved out this year and rightfully so. They have been charging a ridiculous amount on move out for no reason whatsoever. Going through all the reviews, it seems to be a norm rather than an exception. For one thing, I will be taking the legal route and sending a notice to them to send me an itemized receipt of all the charges. The place was left as it was occupied with normal wear and tear, not property damage. Also, why should I be responsible to pay over 1000 USD for paint when there is no paint issues to begin with. I suggest those who have had issues with them with regards to their unfair practices regarding security deposits to comment on my review so we get together and take legal action against them. I am willing to go to all lengths to set a precedent for the future. I don’t care about the money but this is an outright corruption on their part. I try calling and no one picks up multiple times. This 30 day notice is causing undue stress outside my already hectic job and I will press for charges for emotional damages and seek compensation in return. See you in court soon.

Stayed here a year (2015-2016) and I only have one good thing to say. They do accept pets. Other than that, there were many issues that just aren't worth the price to live there. Trash was always a problem- overfilled and would blow into your yard. The parking lot during the winter was hardly ever plowed or salted. The "heated" pool was in fact not heated. The "dog park" is a small, fenced in area. Not impressive at all. The fitness center was kind of a joke as well. Would not recommend leasing from here. One last thing: you will NOT get your security deposit back. We maintained the townhome very well, had the carpet professionally cleaned, paid our rent in full and on time, and did not even receive partial reimbursement. Overall, not a pleasant experience here.
