We used Joshua from Grayar Designs for our architect drawings, council applications, and structural engineering liaison, and the whole process went smoothly thanks to his expertise. He provided clear, structured pricing and scope from the start, and his valuable knowledge helped ease our concerns throughout. Joshua was always quick to respond and took the time to answer every question, big or small, which gave us real confidence in the process. I found Joshua through this portal and explained to him that we were selling my Mum's house but had found that the work she had had done did not have a buildings warrant. Joshua came up with a solution straight away and fitted a meeting in around his other work. He was very personable and put me at ease. He explained what would need to happen and then proceeded to carry it all out very efficiently. His communication was great and I was surprised how quickly it all got sorted. We now have the completion certificate and Joshua took all the hassle out of what initially seemed like a nightmarish situation. If I ever needed architectural design work or just advice in the future Joshua would be the first person I would come to.

Josh attended our home and carried out his surveys quickly and efficiently, then submitted the drawings for our approval before leading the application process. Joshua from Grayara Design was our contracted architect to do the drawingd as part of the garage conversion work we were having undertaken. The service we receieved from Joshua was first class throughout the process. He was clear in highlighting the key stages throughout that, including expected timescales and what would be required of ourselves. The process included a home visit to take the measurements and create a first draft of the drawings and quickly made any changes we required. Once we were content then this was submitted for approval, of which he notified us immediately once that had been received. We will continue to be engaged with Joshua until the project has been completed by the builders. I would have no issues recommending Joshua for any similar work in the future.

I enquired with Grayara Design’s to take on the building warrant queries for my project as the previous architect I was working with stopped all form of contact. Joshua came out to site and after an initial discussion came back to me the next day with a quote for the works which was very fair. Drawings were then reproduced with slight amendments that differed from the original plans and reviewed by myself before being submitted over to the council which Joshua sorted on my behalf, all in all the process was completed very quickly and new drawings were approved pretty fast. I would recommend Joshua and his company for anyone looking for any sort of architectural services in the future and hope we can work together on other projects.

I reached out to Joshua to produce planning and building warrant drawings for me. The process start to finish was of a very high standard, he came out to do a measured survey and within a few days had multiple design options prepared for me to review, both options were great and we ended up using a mix of both which transferred through into the building warrant drawings which I then received a few days after he began on them. Great service and would recommend to family and friends.

Josh has been great help in getting exactly what i need off him. he provided valuable advice and design ideas and even helped me reduce the cost of my build , including the time it would take to build it. This is more or less a DIY project and i will be taking on contractors as and when needed. I am just glad I found Josh. If you have a simple single storey side extension like mine then i would not look any further. I am an engineer by education and therefore provided Josh with all the information(measurements and general design of the house) so that he could give me the warrant drawings that meet current code. If you have a simple house build, you roughly know what you want and you can provided accurate measurement of the inner and house house walls and ceilings then I would go with Josh. one more thing. changes to drawings when asked were quick and Josh took time in the evening up to an hour sometimes discussing the drawings and ideas. great guy and very knowledgeable. I would be using Josh on my next project.
