Unwilling to deal with trashy neighbor in my building who breaks their lease left and right. Allows them to use entire common space, yard, garage space, and other peoples parking spots for their hoarding. I’ve let them know so many times over the time I’ve lived at this property and there have been no improvements or consequences for the neighbor. This neighbor has gutted animals in a shared garage, used other people’s trash bins, littered trash everywhere, blocked my parking with their various vehicles, boats, trailers, and has used shared yards and yard of neighbors to use blow torches on wood near other peoples stuff. They don’t take complaints seriously at all and have no backbone. While I found them friendly, I also found that they are not willing to deal with reoccurring issues and would definitely not work with them again. The pictures attached are the amount of “comfort” I got to experience during my lease. All because of one tenant they don’t want to give a real consequence to. The other tenants and neighborhood have the joy of dealing with this. Despite the Managements reply below, the picture of the gutted deer pictures the entire garage, none of which the items were mine. I was still paying for the left half for the garage at the point that that picture was taken. From the beginning of my lease to the very end, I never once had the ability to safely put any of my items in the garage space, even when I was paying for it. This went on for months before the $100 credit was resolved. Also, sending a message about the same offenses over and over isn’t meaningful action that will actually solve issues. They were totally absent. Using another tenants rented space and trashing the property are both offenses where eviction is appropriate. As confirmed below, the owners are buddies with the trash neighbor, which is why he’s able to disturb neighbors all he wants. They like to use deflection to not take responsibility, as also indicated below. Stay clear if you want accountable management who does their job. Also, they upped the rent even more than what I was paying. There have been no improvements and the laundry is extremely lacking. The owners must not care how their property turns out either.

Dobson crew came up with a perfect solution to a problem door in the laundry room. This team today was professional & determined to resolve the problem. Many times on any given day, I marvel at Marcus’ ingenuity and problem solving skills as their lfinal outcome has improved my daily life in this apartment. I have lived here for almost a year now and am so impressed with Dobson’s timely responses every time I put in a request. I feel very fortunate to have their support.

I've rented from them the last 2 years and they have been amazing. They always pick up if I call within business house, if I need something fixed they are there the next day and I've rented two separate properties and looked at a handful from them and they have all been well maintained and clean

I haven't always had the best landlords at my place where I reside and have been here for 10+ years, so I was a bit hesitant 3 years ago when the 4th one to take over was Dobson. I was sure they would also be a disappointment, not listen abuse the power they have or wouldn't fix anything and am I glad I was SO WRONG. They listen and do what they can in a timely matter. They are straight to the point but also dont talk down to you or mistreat you when you speak with them. They help and actually fix things when they break in your apartment. Let me tell you how much of a luxury that truly is when you didnt have it for so long. They have definitely exceeded my expectations and if we ever move into another rental property, I hope its one they manage. Thank you for restoring my faith in landlords and rental management companies. You guys rock!!

Definitely have had better property management when renting. Poor maintenance response and repairs that never happened even though we asked for it to be fixed. I personally ended up fixing things that I had asked for to be fixed. If you plan on renting from them, ask for the move out paperwork so you know what you’re going to be screwed over with before it happens. Good luck with them

While, due to some changes in my current situation, I didn't end up living at a Dobson property, I had an excellent experience working with them. They were flexible and professional in showing the property and providing information in an honest, non-manipulative manner. They put no pressure on and were amenable when possible to my many inquiries. When it turned out I had to leave the lease, Dobson were friendly and helpful throughout the process, even as it inconvenienced them, and straightforward about the risks. Though I had to pay a fee (as stipulated in the lease), Dobson re-rented the property in a timely manner, saving me from having to spend on rent and utilities, and returned my security deposit. Overall, the smoothness, friendliness, and professionalism of the folks at Dobson is greatly appreciated!

I've been meaning to review Dobson Property Management for months, but keep forgetting. I now live in Colorado and let me tell you - I did not realize how good I had it with Dobson Property Management (and I knew they were great when I was living there!). Nothing even comes close to Justin and his team where I live now. I cannot recommend him highly enough for those needing to rent (and probably those who need a property manager as well). People can complain about renting all they want (including me!), but I was not in a circumstance to buy and Justin was super helpful and responsive the whole two years I lived in one of his properties that he managed.

We hired Dobson Property Management to manage our 3 unit building. Hiring Justin and the team was one of the best decisions we made as a building owner. They took care of all aspects of managing the property including sourcing and vetting the tenants, showings, arranging maintenance, tenant move-in/out, and answering day-to-day questions. The DPM team were always very responsive to both us and our tenants. They did a great job keeping our property up and recommending maintenance throughout the year that would keep our property in great condition. We highly recommend Dobson Property Management and would definitely hire them again!
