We hired Craig from Davis Inspection Services to inspect a potential purchase of a very unique and exclusive home in Clarkston Michigan. The home’s exterior was covered with a Dryvit type material, which had some obvious flaws as did the wood shake roof showing signs of improper installation causing areas of water Infiltration into the home. The home also showed signs of water infiltration in the basement, potentially unrelated to the siding and/or roof. This sparked our insistence on a home inspection, among other things. Craig came out, evaluated our major concerns, but then also went deeper into many other areas, discovering many other issues confirming our suspicion that there were other areas of water entry not associated with the siding or roof issues. He also noted areas of plumbing (water and gas) and electrical concerns that caused greater concerns beyond water and potential mold issues. Once we received the final report, the level of detail for both major, minor and potential issues, was outstanding. Knowing that some of the listed items were more or less, incidental, we focused on the major issues which also collectively demonstrated a lack of maintenance on the house over many years. Through our Realtor, we offered a 5% reduction from asking to cover the siding repair and the major water infiltration areas, foregoing the other poorly maintained home items. In the end, the homeowner declined our offer and delisted the home from the market, which we believe was done to fix the most severe and potentially dangerous issues in this home. Note, despite apparent signs of water infiltration and very apparent attempts to repair or cover up prior to listing, the homeowner did not disclose this information on the state required forms. I believe Craig and this company may have prevented what could’ve been long-term health concerns and/or major mitigation and repair costs. Material possessions are one thing, but health, especially with small children involved, is an entirely different subject. Thank you, Craig and Davis Inspection Services. Despite an initial emotional attachment to the home, we believe we made the right decision in requesting for the additional discount and subsequently walking away from the deal after the homeowner rejected our offer. You’re competitive pricing, thorough and detailed inspection and final report, places your company high on my list where I can confidently recommend you and your services! Very well done!

Davis Inspection Services have been amazing! We had an inspection done on a condo that unfortunately fell through but did because of how thorough that they were in checking everything that needs to be looked at. I’m grateful for their detailed work and will definitely have them do our next inspection. They are always available to answer any questions.
