An EICR is an Electrical Installation Condition report. Its a thorough test of the hard wiring, switchgear and accesories in a home or business. If you are a landlord and own private rented houses or flats it's very likely you will be aware of recent law changes. To keep it brief landlords must now have an EICR completed every 5 years or at the start of a new tenancy. From April next year all existing lets will need them in place too. If the inspection results in remedials being needed, you have 30 days to comply.
It's recommended that an EICR is conducted in your privately owned home every 10 years. Most people don't bother. It's quite common upon finding dangerous faults for us to hear that 'it worked fine so I left it'.
Some people get EICRs when buying a new home so they are aware of any shortcomings in the new homes electrical installation before they get the key. I would highly recommend this as I have seen many people left out of pocket because they didnt get the electrics checked before they bought the place.
