Electrical compliance isn’t optional. Under current Scottish legislation, all private landlords must carry out electrical safety inspections at least every five years – and failing to do so isn’t just risky, it’s illegal.
Here’s what’s required:
🔌 A valid Electrical Installation Condition Report (EICR).
🔋 Portable Appliance Testing (PAT) for any electrical items provided with the property.
📆 Regular inspections by a qualified, registered electrician.
📁 Copies of reports must be given to both tenants and letting agents before the tenancy starts (or within 28 days for current tenants).
